Rivière Noire is located on the west coast of Mauritius. Bordered by a long white sand beach and a shimmering lagoon, the area has quickly become a go-to choice for real estate investors. It enjoys an exceptional climate, the west coast being sheltered from winter winds and rains. Only 2 minutes from La Balise Marine, the only marina on the island, 5 minutes from the most beautiful beaches of Tamarin and 4 minutes from a national park.
The project is in a fenced area comprising 10 individual houses, mixing tropical and Mauritian style. The orientation of each villa will preserve everyone’s privacy. This is a „green development”, which will follow international criteria, for example, the integration of natural ventilation will reduce the use of air conditioning.
A leisure area for children, including play areas (ping pong, trampoline, swings) will be set up so that all parents can meet up with the children.
The residence of only 10 villas is intended to be intimate and integrated into a family and friendly neighborhood. Each house has a constructed area of 164.45 square meters. They all have 3 bedrooms (including one en suite and two sharing a bathroom) as well as a large living room and an open kitchen of a total of 45.15 m². A large covered terrace (63.75 m²) opens onto the swimming pool and the landscaped garden. Each villa will have two private car parks within its own grounds.
A project oriented towards “green development” via the project will follow the international criteria in the process of obtaining a label of the same name:
– The integration of natural ventilation will reduce the use of air conditioning.
The architect designed „passive” villas to reduce the cost of air conditioning.
The shaded environment will keep the cool inside.
All wastewater will be treated in a micro treatment plant, which will allow irrigation from consumed waste.
Low voltage lamps will be used for all exterior and interior lighting (LED).
Note that many options are offered by the promoter including: the slate swimming pool, the carport and the barbecue area.
